Gilbert Property Development

Here is some info from the environmental impact report on a future development just west of Knightsen Ave on the north side of East Cypress and extends to Sellers Ave. A link to the report is here..http://www.ci.oakley.ca.us/UserFiles/File/Gilbert/Gilbert-PDF.pdf

Section 3 of the report provides information that most homeowners would be interested in.

Project Components
The proposed land plan for the Gilbert Property project site includes residential development,
trails, a park, levees, storm water detention ponds, and the infrastructure improvements necessary to accommodate the new development (See Figure 3-3 Gilbert Tentative Map.)
The project applications reflect the following:
Residential Development
The proposed land plan for the Gilbert Property project includes a variety of residential
development. The neighborhoods would be woven together into a comprehensive community
through the use of traffic and pedestrian circulation, a centrally located park, surrounding a
stormwater retention pond, coordinated landscape treatments and complimentary architectural
styles.
Two developers, Castle Companies and Ryder Homes, plan to develop the Gilbert property site
(Subdivision 9033). The development would include up to 510 residential units. The Gilbert
property would consist of five neighborhoods with varying lot sizes. One neighborhood consists
of split-lot duplexes with lots containing 3,690 and 4,050 square feet. The second neighborhood
is small lot detached homes with lot sizes typically 4,500 square feet. A third neighborhood,
similar to the second, includes mostly 5,000 square foot lots. A fourth neighborhood includes
wide lots with 8,000 to 9,000 square feet. The fifth neighborhood is a more traditional 5,000 to
6,000 square foot lot subdivision with lots alternating to provide street frontage variations.
Open Space
Park
The Gilbert Property would include an approximately 3-acre park in the center of the community
adjacent to the stormwater pond.
Trails
The proposed project would contribute to the construction of trails along the north side of
Cypress Road, east side of Sellers Avenue, along the north edge of the property adjacent to the
CCWD/USBR canal and on certain local streets in the project site. The Gilbert Property would
provide its portion of the trail system in substantial conformance with the planning framework.
The trail would ultimately provide pedestrian circulation to and from the Delta Vista Middle
School, the Iron House Elementary School, the neighborhood park and the proposed 55-acre City
Park north of the CCWD/USBR canal.

River Oaks Crossing Shopping Center

Links RE this shopping center that will be anchored (I beleive) by a proposed Super Wal Mart. This property is located near Macdonalds and Caffino at the intersection of Main Street and Hwy 160 on Oakleys northern border.

Planning Commission Maintenance Standards

From the City of Oakley website:

Property Maintenance Standards Survey-The City of Oakley is updating the Public Nuisance Chapter of the Oakley Municipal Code by adding Property Maintenance Standards. The City is looking for input from YOU regarding general maintenance of residential properties. A short survey has been put together that touches upon many of the topics discussed in the new standards. This survey is available through the City's website for all members of the community to weigh in their options. Delta Coves

Interesting link with some diagrams on what builders own property around the Summer Lake property and within the East Cypress Corridor Specific Plan. Delta Coves is similar to a small Discovery Bay like development being built as we speak on Bethel Island. Public Hearing Notice-Oct 22 City Council Meeting

Recently a notice went out from the City of Oakley regarding a public hearing on de-certifying the environmental impact report for the East Cypress Corridor Sepcific Plan that was adopted in February 2006 and is linked to in this post http://www.eastcypresscorridorspecificplan.com/pdf/New%20Specific%20Plan%202-06/E%20Cypress%20SP%20lg-02-09-06.pdf. This issue revolved around some data that was incorrectly stated or not properly backed up according the State of California. It does not in anyway affect Summer Lake which was approved by the County in 1993. It does however put a delay on any other development by other developers on the surrounding lands until the environemental impact report can be re-certified

Another item of note from the City Council meeting was the mentiong of 11 acres in the East Cypress Corridor Specific Plan that could be slated for "affordable housing". Given the flack and debacle over Cypress Grove near East Cypress and Picasso, this will be something to watch closely.

Rosemary

I wanted to implore all to trim the rosemary around the street sides. If the bark undeneath it is brown/cherry then the rosemary is your responsibility. Keeping it trimmed and the flowers gone to the degree that we can, it will greatly reduce the bee population along the sidewalks.

On a similar note, anywhere where the bark is brown/cherry, the homeowner is responsible for the landscaping in that area. This is especially important for those with corner lots to be aware of as your side yard area and the area between the street and the sidewalk need to be maintained by you.

Lets all work together to keep Summer Lake the PREMIER COMMUNITY that it can and should be in Oakley!
